When one of our clients decided to purchase a 260,000 SF building in Rockaway, New Jersey, Arguson Projects US Inc. was with them every step of the way.
Initially prior to the client purchasing the building we were commissioned to undertake due diligence on the building condition, produce capital budget projections and provide budgets for a potential redevelopment/reposition project.
After a successful close, we continued to work with the new owners to develop a strategy, budgets and concepts to help them achieve their main objectives:
- Reposition a tired largely vacant asset in the marketplace, to make it more attractive and leasable
- Rehabilitation of a parking garage that had largely been neglected over the years
Our interior design team produced a myriad of conceptual ideas for how the building could be repositioned and then worked with an Architect and Engineering firm to implement those plans. The mandate included:
- Complete main lobby and lower lobby renovation
- Café and games room area
- New conference facility
- New gym
- Common area and washroom renovations
- Exterior upgrades and signage
- Model suites
In conjunction with the above, we worked with a Structural Engineering company to review, design and tender a suitable rehabilitation program for the parking garage that would rectify those years of neglect and ensure that the parking facilities also represented those of a Class A building.
After all the upfront design and pre-construction work, we are very excited to say that both projects were approved by the client, and their investors and are now in for permit. We are looking forward to working on these projects over the next year and turning the original vision into reality.
